The simpliHŌM Area Leader Program

Own your
market.

You're already the name people call in your market. Right now that pays you one deal at a time. Become an Area Leader and you earn on every agent inside your territory — the ones you recruit, the ones we recruit, and the ones who join three years from now.

Five benefits. We call it the 5x5 Deal.Because every one of them is a 5 — and because of how you grow it.

  • 5%OverridesDay one
  • 5Levels of revenue shareDay one
  • $5,000CapDay one
  • 5,000RSUsAt 10 agents
  • $5,000Convertible bonus certificateAt 10 agents

Seventeen markets are already gone.

Nashville, Chicago, Las Vegas, Memphis, Portland, Detroit and eleven others are built out and off the table. Of 231 territories across 22 states, 214 are still open — Houston, Dallas, Phoenix, Seattle, Charlotte, Philadelphia, Atlanta, Sacramento, Spokane and Indianapolis among them.

One Area Leader per territory. First approved, not first to apply. Every territory is a defined county or metro submarket, published in advance. You claim one, and you get paid on every agent inside it — the ones you bring, the ones we bring, and the ones who join three years from now.

What you earn

What an Area Leader actually gets.

The most agent-favorable Area Leader offer in real estate — and easy to remember, because every benefit is a 5. That is the 5x5 Deal.

Yours on day one

Active the moment you sign. Nothing to earn first.

5%

Overrides

A 5% override on your team's production.

5

Levels of revenue share

Unlocked day one. No waiting, no tier-climbing — all five levels active the moment you join.

$5,000

Cap

One of the lowest caps in the industry, and it is your cap from the day you sign.

Unlocked at 10 agents

Awarded when you hit the 10-agent recruiting goal.

5,000

RSUs

Real equity in a bootstrapped, founder-owned brokerage. No outside investors.

$5,000

Convertible bonus certificate

Awarded alongside your RSUs.

The 5,000 RSUs and the $5,000 convertible bonus certificate are awarded upon reaching the 10-agent goal and are subject to the program agreement. The designation, the $5,000 cap and both rewards are conditional on reaching that goal within 180 days.

How the territory builds

Filling your five levels is a five-by-five problem.

Recruit 5. Teach those 5 to each recruit 5. You do not need a hundred conversations or a downline you cannot picture — you need five people, twice. That is the other half of why we call it 5x5.

1

You

Claim your territory.

5

You recruit 5

Five agents from the sphere you already have.

25

Each of your 5 recruits 5

You taught them the same thing you did. That is 25 agents in your organization.

Filling from the bottom up

Your 5 are level one. Their 5 are level two. Because nothing is gated, every agent 5x5 adds is earning for you the moment they close.

10 is the unlock. 25 is the destination.

You'll blow past the 10-agent unlock on your way to a 25-agent organization. Ten is where your RSUs and bonus certificate trigger. Twenty-five is simply where 5x5 takes you.

Your first year

Join → Build 5x5 → Hit 10 → Unlock → 25.

What's expected

180 days to make it yours.

A territory is earned, not owned. The upside on this page is real, and so is the standard that comes with it — because every month a market sits idle is a month the agents in it had no one. We would rather back the right person hard than hand out markets and hope.

  1. 14 days

    Your first introduction.

  2. Day 90

Ten agents onboarded. This is the standard.

  3. Day 180

The outside limit. Ten agents, or the market opens up again.

    Conditional

If you don't reach ten by day 180

Three things happen. We would rather none of them did, which is why you have coaching the whole way — but the designation is conditional, and it is fair to say so plainly before you claim a market.

The territory goes back on the board
The market becomes available to another Area Leader.
Your cap returns to $15,000
The $5,000 cap belongs to the designation, so it goes with it.
The rewards are forfeited
The 5,000 RSUs and the $5,000 certificate are tied to the 10-agent goal, so they don't come with the territory.

Your affiliation, your commission plan and the revenue share you have already earned on agents you personally sponsored are yours either way.

How the work actually splits

You're not becoming a recruiter.

You keep selling. That doesn't change. Beyond that, you warm up the conversation and hand it off — our corporate recruiting team does the rest.

You

  • Name the agents in your market worth talking to
  • Warm it up — a text, a call, coffee
  • Make the introduction
  • Show up for the local conversation only you can have
  • Help the people who join actually get productive

We

  • Every follow-up and every nurture touch
  • The comparison math and the plan presentation
  • Objection handling
  • Agreements, compliance paperwork and systems access
  • Work the "not right now" pile so you never chase

You make the intro. We close it. You never chase anybody.

Ten agents onboarded by day 90 takes roughly 25 introductions — three or four a week through your first two months. Names sent isn't the standard; agents who actually join is.

The role itself

What you own once they join.

Recruiting gets an agent into your market. Keeping them productive is the actual job, and it is the part the override pays for. This is people leadership — not broker supervision.

Onboarding
You get every agent who joins your market started properly — introduced, set up, and into their first deal rather than left to work it out alone.
Coaching
The ongoing development work you are almost certainly already doing for free: pricing, negotiation, pipeline, the deal that has gone sideways.
Accountability
You hold the agents in your market to the goals they set for themselves, and have the honest conversation when the activity is not there.
Company updates
You are the local voice for what is coming from corporate, so changes land as a conversation with someone they know instead of an email they skim.
Support and resources
You make sure the agents in your area have what they need to be successful, and you are the one who escalates it when they do not.

None of this makes you a managing broker. You review no contracts, set no policy, discipline no one, and carry no broker liability — that stays with the State Broker.

Who this is for

Someone who wins by helping other people win.

The override pays on the production of every agent in your market. There is no version of this where you do well and they don't. That's the whole design — so we're looking for the person who already works that way.

This is you if

  • You hold an active license and you're still producing
  • You're top-quartile in your market and have been for a couple of years
  • You live and work the market you want, and you can name the agents in it
  • You've mentored, coached or led other agents — paid or not
  • You want leverage and legacy — and if you've ever thought about getting your broker's licence, this is the pathway. You're never required to take it
  • You're the person other agents already call for advice

This isn't you if

  • You're newly licensed or between careers
  • You want a salary — there isn't one
  • You want to run a big team under your own brand
  • You want the title more than the market

Floor is 6 closed sides in the last 12 months, or 12 across 24 — your own production, not your team's.

If you've been doing this for free, this is that — paid.

First introduction inside 14 days. Ten agents onboarded by day 90. We will coach you to get there, and day 180 is the outside limit.

Before you ask

The questions everyone has.

No. You keep your book, your clients and your production, and your cap drops to $5,000 — so your own business gets more profitable on day one regardless of what happens with the territory.

You lead people, but you hold no broker authority, and the difference is the whole design. You onboard new agents, coach them, hold them accountable to their own goals, carry company updates, and make sure your market has the support it needs. You don't review or approve contracts, you don't set policy, you don't discipline anyone, and you carry no broker liability. All of that stays with the State Broker.

You make introductions from your own sphere. Our recruiting team handles every follow-up, presents the comparison and closes. The standard is ten agents onboarded by day 90, not ten names passed along — which works out to roughly 25 introductions, weighted toward your first eight weeks so there's time for each one to actually transfer.

Both, and they are not in competition. Ten is the recruiting goal — the milestone that triggers your 5,000 RSUs and your $5,000 convertible bonus certificate. Twenty-five is simply where 5x5 duplication lands you: recruit 5, teach those 5 to recruit 5. You will pass 10 on the way to 25.

It's already built out and operating, so there's no territory to claim and no override to assign — it isn't held by another Area Leader, it simply isn't on offer. Seventeen markets are in that category, including Nashville, Chicago and Las Vegas. An adjacent territory is often open — check the map, or tell us the market you work and we'll tell you what's available near it.

Yes, if you want it. Area Broker unlocks at 40 agents in your territory — branch responsibility, state licensure, and the override steps up from 5% to 7.5%. For anyone who has thought about going broker, this is a structured route with a book of business already underneath it rather than starting cold. It's completely optional. Plenty of Area Leaders will stay Area Leaders, and the territory override has no ceiling either way.

Day 90 is the standard and we will coach you toward it. Day 180 is the outside limit. If you have not reached ten agents by then, the market goes back on the board, your cap returns to the standard $15,000, and the 5,000 RSUs and $5,000 certificate are forfeited. We do hold to that, because an idle territory blocks the market for every agent in it. What does not change is your affiliation, your commission plan, or the revenue share you have already earned on agents you personally sponsored.

Yes. Revenue share stacks on top of the territory override rather than replacing it, and it's yours whether or not you hold a territory.

Every territory is a county or a named set of counties, published in advance. In the five counties too large for one market — Harris, Los Angeles, Maricopa, Cook and King — territories are drawn by municipality. Nothing is left to interpretation, which matters when an override is calculated.

Tell us the market you want. You'll talk with Landon Atkinson, our National Growth Director, and then have a conversation with Sean, our founder and CEO. One Area Leader per territory, first approved — not first to apply.

If your market is open and you want it, tell us.

A conversation, not an application — but 17 markets are already gone, and the rest go one to a person. First approved, not first to apply.
