The 20-deal year · $180,000 GCI

What the same agent keeps at each brokerage, ranked by take-home.

1simpliHŌM simpliPRENEUR$166,270
2simpliHŌM (standard)$165,332
3REAL Broker$161,640
4eXp Realty$157,980
5Keller Williams~$153,000

You're closing deals, doing the work, and handing a cut to a brokerage on every transaction. That's the arrangement. What shouldn't be part of the arrangement is making financial decisions without knowing exactly where your cap sits, what fees reset when, or what that monthly charge actually covers.

This article lays out every fee, every cap, and every included tool across all three simpliHŌM individual plans. No asterisks buried at the bottom. No vague ranges standing in for real numbers.

The Foundation: What Every Plan Shares

Before comparing plans, start with what every simpliHŌM agent gets regardless of which plan they choose.

The split is 85/15 from transaction one. Not after a ramp period. Not after hitting a production threshold. Day one, deal one.

Every plan carries two recurring costs. The platform fee is $99/month — waived entirely under the optional 2-year commitment. The broker fee per transaction is 0.1% of contract price, with a minimum of $199 and a maximum of $399.

On a $400,000 sale, the broker fee is $399. On a $200,000 sale, it's $199. On a $300,000 sale, it's $300. The math is straightforward.

The cap resets on your join date, not January 1. That distinction matters. Join in March, and your anniversary year runs March to March — you're not racing a calendar everyone else started in January.

Once you hit your cap, the split disappears. Every commission for the rest of your anniversary year is 100% yours. The only remaining costs are the $99/month platform fee and the per-transaction broker fee.

What the $99/Month Actually Covers

The platform fee is not a technology tax. It includes: Lofty CRM with IDX site and automated lead routing, Dotloop Premium for transaction management, ShowingTime+ for scheduling, AI Virtual Staging for listings, AI Headshots for marketing, AI Marketing tools, Automated Testimonials, the HOMhq platform hub, and free transaction coordination on every deal.

That last line deserves its own moment. Free transaction coordination saves an estimated 15+ hours and $300–$500 per transaction. On 20 transactions a year, that's 300+ hours and up to $10,000 in coordination costs you're not paying.

eXp charges ~$85/month and includes none of that coordination. REAL Broker charges no monthly fee but also provides no bundled transaction coordination — you either pay for it separately or absorb the time cost yourself.

The Three Plans, Side by Side

simpliMILITARY — $5,000 Cap

The lowest cap available at any cloud brokerage. Built specifically for veterans and active-duty military personnel.

Annual cap: $5,000 Split: 85/15 until cap, then 100% Platform fee: $99/month Broker fee: 0.1% ($199 min / $399 max) 2-year commitment option: Not applicable (simpliMILITARY-specific terms)

At $5,000, the cap is $7,000 lower than REAL Broker, $11,000 lower than eXp, and up to $30,000 lower than some Keller Williams market centers. For an agent closing 15 transactions at $7,500 average gross commission, the cap hits after roughly 4 transactions.

After that, 100% of every commission for the rest of the anniversary year.

simpliPRENEUR — $7,500 Cap

The entry plan for agents building volume. Lower-volume producers and those earning under roughly $75,000 GCI will find the math here hard to beat.

Annual cap: $7,500 Split: 85/15 until cap, then 100% Platform fee: $99/month Broker fee: 0.1% ($199 min / $399 max) 2-year commitment option: Cap drops to $7,000; $99/month fee waived entirely

The 2-year commitment saves $1,188 per year in platform fees alone and cuts the cap by another $500. Combined annual benefit: $1,688 for agents who know they're staying.

On capping: simpliPRENEUR agents receive 250 pre-IPO equity units each year they cap. This is equity in simpliHŌM before any public offering — not publicly traded stock.

How the $7,500 cap stacks up against the field: REAL Broker caps at $12,000 ($4,500 more to the brokerage). eXp Realty caps at $16,000 ($8,500 more). Fathom Max caps at $9,000 ($1,500 more). Keller Williams caps at $22,000–$35,000 ($14,500–$27,500 more).

simpliSHARE — $15,000 Cap

The plan for established producers and agents building a business within a business. The cap is higher, but so is everything that comes with it.

Annual cap: $15,000 Split: 85/15 until cap, then 100% Platform fee: $99/month Broker fee: 0.1% ($199 min / $399 max) 2-year commitment option: Cap drops to $14,000; $99/month fee waived entirely

simpliSHARE adds a significant layer on top of the base platform: daily coaching with Bill Pipes through G3 Nation (comparable programs charge thousands per month externally), digital billboards, custom branded sign panels, a 7-level revenue share program, and 1,000 RSUs plus a $15,000 Convertible Bonus Certificate each year you cap.

The revenue share runs 7 levels deep. At Level 7, with 30 or more direct recruits, the program pays up to 24% of adjusted GCI. Revenue share income is not guaranteed — results depend on your network's production — but the structure is deeper than REAL Broker's 5-tier program and broader than anything eXp offers at this price point.

One clarification worth making: the $15,000 CBC is a Convertible Bonus Certificate, not publicly traded stock. REAL and eXp offer public equity already priced into the market. simpliHŌM grants are at pre-IPO valuation.

The 2-Year Commitment: What It Actually Changes

The optional 2-year commitment is available to any simpliPRENEUR or simpliSHARE agent. It is not restricted to high producers or a specific tier.

For simpliPRENEUR agents, the cap drops from $7,500 to $7,000 and the $99/month platform fee is eliminated. For simpliSHARE agents, the cap drops from $15,000 to $14,000 and the platform fee is waived. Platform fee savings alone total $1,188 per year.

For a simpliSHARE agent, the 2-year commitment reduces total annual brokerage cost by $2,188 — $1,000 in cap reduction plus $1,188 in platform fees. That is not a rounding error.

Month-to-month remains the default. The 2-year commitment is a choice, not a requirement.

What Happens After You Cap

Once you hit your annual cap, every transaction for the rest of your anniversary year pays you 100% of gross commission. The only remaining costs are the per-transaction broker fee ($199 min / $399 max) and the $99/month platform fee.

On a $500,000 sale after cap, the broker fee maxes at $399. You keep $499,601 of that gross commission. At Compass, with no published national cap, that same transaction still costs you a percentage. Every transaction. Indefinitely.

That is not a minor footnote. It is a structural problem with the percentage-only model.

The ACE Agent Tier

ACE status unlocks after you cap simpliSHARE and close 25 transactions or hit $500,000 GCI in an anniversary year.

At ACE, the broker fee becomes a flat $199 per closing (versus the standard 0.1%). ACE agents also receive additional RSU grants and ancillary profit share from title and mortgage through CLOSED Title.

On a $600,000 transaction, the standard broker fee is $399. ACE agents pay $199. On 30 transactions averaging $400,000, the savings over the standard fee structure run into the thousands annually.

Frequently Asked Questions

What is the simpliHŌM compensation structure? Every simpliHŌM plan runs on an 85/15 split from the first transaction. Once an agent hits their annual cap — $5,000 for simpliMILITARY, $7,500 for simpliPRENEUR, or $15,000 for simpliSHARE — they keep 100% of every commission for the remainder of their anniversary year. The only ongoing costs are the $99/month platform fee and a per-transaction broker fee of 0.1% of contract price ($199 minimum, $399 maximum).

When does the annual cap reset? The cap resets on your join date anniversary, not January 1. Join in April, and your cap year runs April to April regardless of the calendar year.

Is the $99/month platform fee waived automatically? No. The $99/month fee is waived only under the optional 2-year commitment. Month-to-month is the default, and the $99/month fee applies unless you elect the 2-year term.

What does the 2-year commitment actually change? For simpliPRENEUR agents, the cap drops from $7,500 to $7,000 and the $99/month platform fee is eliminated. For simpliSHARE agents, the cap drops from $15,000 to $14,000 and the platform fee is waived. Platform fee savings alone total $1,188 per year.

What equity do agents receive when they cap? simpliPRENEUR agents receive 250 pre-IPO equity units each year they cap. simpliSHARE agents receive 1,000 RSUs plus a $15,000 Convertible Bonus Certificate each year they cap. This is pre-IPO equity — not publicly traded stock.

What is included in the $99/month platform fee? The fee covers Lofty CRM with IDX site and automated lead routing, Dotloop Premium, ShowingTime+, AI Virtual Staging, AI Headshots, AI Marketing, Automated Testimonials, the HOMhq platform hub, and free transaction coordination on every deal. simpliSHARE adds daily coaching with Bill Pipes through G3 Nation, digital billboards, custom branded sign panels, and access to the 7-level revenue share program.

How does the simpliHŌM broker fee compare to competitors? The 0.1% broker fee ($199 min / $399 max) is a per-transaction cost on top of the split. eXp charges ~$85/month in technology fees with no transaction coordination included. REAL Broker charges no monthly fee but provides no bundled coordination. Keller Williams charges a 6% franchise royalty on every transaction in addition to the split. simpliHŌM's broker fee is capped at $399 per transaction and includes free transaction coordination that saves an estimated 15+ hours and $300–$500 per deal.
